24/7 Management

Twenty-four-hour on-call repair service is one of Brownstone’s key offerings. We handle minor repairs, and periodic maintenance. We treat each property as if it were our own, and therefore expect the highest quality work from our employed workers and each of our contractors. No repair or project is considered complete until it meets our own standard, and the Owner is satisfied with the work. The safety of your building and occupants is our primary concern. Real Estate Compliance

Ensuring your property is compliant with all legal and governmental requirements involves an ever-increasing awareness of new legislative requirements and familiarity with related processes. The Brownstone Compliance Team handles the following for our managed properties:


  1. Classification and tracking of your property to ensure relevant federal, state and Local Laws and other legal requirements are addressed timely
  2. Annually registering each property with HPD
  3. Annually updating legal rents with DHCR for rent stabilized and controlled units and ensuring rent increases follow yearly guidelines when renewals and/or vacancies occur. 
  4. Performing annual HPD required inspections 
  5. Updating owner information and Filing annual Condo/Coop Abatements
  6. Tracking of all NYC and New York State government agency requirements
  7. Maintaining awareness of property-related violations as soon as they’re filed by each government agency, and promptly responding to such violations in a manner that aims to eliminate the violation and minimize the financial impact of each violation on each property
  8. Processing and distributing required Annual Safety Mailings
  9. Adherence to all NYC Local Laws including but not limited to: Gas line Inspections, boiler registrations and inspections, backflow inspections, elevator inspections, facade inspections, energy benchmarking, lead based paint, indoor allergans, window guards and smoke detector inspections.
